During a ‘walk and talk,’ a home stager will visit your home, listen to your goals, and conduct a complete tour of the property. The stager will measure, photograph, and take notes paying particular attention to your target buyer’s needs. Following the visit, the stager will provide a detailed checklist and recommendations regarding key issues such as condition, clutter, traffic flow, furniture placement, lighting, colors, and textures. Additional pieces may be included to complete a space, and help buyers connect with the home. This entire process can usually be completed in a week’s time for under $1,500.

Soft staging uses artwork and accessories to create a warm and inviting home, without the furniture. This is a more budget-friendly alternative to full staging, and can be the perfect option for sellers who want to capitalize on the benefits of staging without the upfront investment. Soft staging can be key to putting buyers at ease in an otherwise empty house, providing structure for each space, and helping customers visualize how each space can be used. During the soft staging process, a stager will come to the home, photograph the spaces, and create a project plan based on your goals, budget, and target audience. Stagers will then supplement your existing assets to transform an empty house into an inviting home where buyers can envision themselves living. This process can be exceptionally beneficial for the all-important kitchens, bathrooms, and unusual floorplans where décor can transform a cold, sterile room into an approachable living space.
